Tenant quality is mostly a screening problem, not a market problem. Rentometer for rent-to-income, hard credit pull, and call the prior landlord

What are similar houses renting for? What do you think you'll rent yours at?

The ghost rate on initial inquiries is brutal, and the few who do make it to the application stage often can't verify income or have no rental history.

I get tons of leads from Zillow, but very few qualified ones.

this was an underquoting job to drum up interest and get people to emotionally bid into the stratosphere

the discrepancy between 'price guide' and actual result was rather absurd (+30%)

How do I go through these virtual applicants to gauge whose a good candidate?

some candidates that barely meet the financial requirements, some that meet the financial requirements but with assistance but potentially don't meet the credit score aspect
